Villas, sloping gardens and the Pantiles

The town’s Regency and Victorian villas sit in conservation areas on plots that rarely run level. The concrete work reflects that: terrace and garden bases, retaining and step work, outbuilding and garden room slabs, and extension footings on ground that falls away behind the house.

In the centre, the Pantiles and the high street generate commercial work as premises change use, and that comes with its own restrictions on standing and loading.

Gradient and conservation, at the same time

Three other towns we cover have a serious gradient problem. What makes Tunbridge Wells different is that the gradient is layered on top of conservation-area constraints rather than on top of a port or a seafront.

The gradient itself shows up in a particular way here. Villa drives commonly fall away from the road, which means a vehicle backing in is committing to a slope with limited room to reverse out again, and the pour is frequently below the only safe standing position.

The conservation layer then limits where a vehicle can stand, how long it can occupy the street, and what can be brought onto a frontage. Between the two, the standing position is often fixed before anyone has looked at the pour.

That combination is why pumping does more work here than the volumes alone would justify. Concrete that has to travel downhill and around a protected frontage is easier moved through a hose than carried.
