Code lead flashings, valleys and soakers

Lead is the detail that stops water wherever two surfaces meet: a roof against a wall, a chimney through a slope, a valley between two pitches.

Correctly specified and dressed, in the right code for the exposure and in short enough lengths to expand and contract without splitting, lead lasts sixty years and upwards. The failures we are called to are almost always one of two things: lengths that are too long, which split down the middle from thermal movement, or a cement fillet used instead of lead in the first place.

Cement fillets are quick and cheap and they always crack, because cement and the surfaces either side move at different rates. Once cracked they hold water against the joint rather than shedding it, which is worse than having nothing there at all. Replacing a fillet with properly dressed code lead is a permanent fix.

Your Common Leadwork and Roof Flashing Questions Answered

Correctly specified and dressed lead lasts sixty years and upwards. It fails early when it has been laid in lengths that are too long, which causes thermal splitting, or when the wrong code, meaning thickness, has been used for the exposure.

Cement fillets are a quick and cheap substitute for lead flashing. They always crack, because cement and the surfaces either side move at different rates, and once cracked they hold water against the joint. Replacing a fillet with properly dressed code lead is a permanent fix rather than another temporary one.
