A standard homebuyer survey looks at a roof from the ground and through the loft hatch, which cannot identify nail sickness, failed flashings or a flat roof at the end of its life. Moss and roof cleaning

Moss holds water against the tile and pushes it up under the lap, so rain travels sideways instead of running off. It also breaks up and blocks gutters. It is worth removing, but how it is removed matters more than that it is removed at all. Moss is scraped and brushed off by hand and the gutters cleared afterwards. We do not jet wash, because pressure strips the surface of concrete tile and is considerably worse on natural slate and handmade clay, which are porous.
