A roof window is only as good as the flashing kit around it. The window itself very rarely leaks; the join between it and the covering does.

Flashing kits are specific to the covering. A kit made for slate used on a deep-profile tile will not seal, and cutting the surrounding tiles badly around the frame causes the same problem. The correct kit for your covering is fitted and the roof dressed into it properly.

Our approved roofers install standard and conservation-style roof windows. Conservation models sit flush with the roof plane and are usually what is required on listed property or in a conservation area. Most installations are permitted development, but that changes on a principal elevation or a listed building, which is worth establishing before anything is ordered.

Most roof windows are permitted development if they do not project significantly beyond the roof plane and are not on the principal elevation. Listed buildings and conservation areas are different, and conservation style windows are often required there.

Not if the flashing kit is the right one for your covering and is fitted correctly. Roof windows leak when a slate kit is used on a profiled tile, or when the surrounding tiles are cut badly. The window itself is rarely the problem.
